Should you Decorate your Home for You or For Resale?

How do you balance resale concerns with the desire to decorate create a beautifully fun and colorful home?  An excellent question.

Obvs my first thought is to tell you to just go for it.  Forget about resale, it’s your home you live in it and you should enjoy it.  BUT I know that that’s hard especially if you know you plan to sell/move in the not too distant future.

So how do you enjoy your home without making choices you worry could affect your resale value?

*Tip 1:  Select more neutral or classic elements for permanent fixtures like flooring, tile, countertops etc.  Things that would be very costly and time consuming to replace.

For this bathroom renovation I kept it timeless with white Zellige tile, white marble and brass floor tile, copper shower pan and tub, and brass fixtures.  Some would argue the pink marble here (and the vanity wall) was a bold choice but I felt it was another classic option.  Of course I did do a funky wallpaper in the water closet.  **See the entire space here!**

*Tip 2:  Keeping the permanent elements classic, have all the fun with everything else!  Paint is cheap and easy to change.  Wallpaper comes in thousands of styles and patterns and you have the option of peel and stick or regular.  Even going the traditional route, today’s modern wallpaper is much easier to remove than in the days of yore.

Here I have a peel and stick wallpaper on the ceiling, painted the cabinets pink and did fun counter stools.  But I kept it classic in the main elements of marble backsplash, marble and soapstone countertops and copper range hood.  The cabinets I can repaint so I don’t view that as a permanent.  (Peep more of this and how I made the counter stools here)

*Tip 3:  If that still feels a bit too risky for you use color in big pops like your decorative elements.  Rugs, pillows, drapes and art are such easy spots to do this and they are interchangeable.  You would be amazed how much life and color you can incorporate into a white space!

This entire open space is painted a crisp white with black and wood trim.  Super neutral with wood floors, but its not lacking personality with the colorful rug, pillows and art.  All easy to swap out!  And the blue circle behind the art would take me just a few minutes to paint over.

Of course if you have no concern with resale or plan to live in your home for a long time just do it, and decorate for you!  Use that bold tile, install the blue, pink, red, etc countertops and go for bold.  The name of the game is to love where you live and whatever that looks like for you is the way to go.
